Spring Clean Up                                        

Please remember these points for spring clean up:

Safety note

There have been some reports of wild foxes & raccoons in the neighborhood that seem to be acting strange. In fact Easter Sunday the police were called for a strange acting raccoon on McKown near the Woodscape sign.  Per the police the raccoon was distempered, not rabid but please take caution and call animal control or the police if you see any wild animal acting strange.

Vendor Sign Posting

I’m sure with warmer weather homeowners will start to do contractor work on their homes.  The HOA Board reminds everyone not to allow your vendors to post signs advertising their services on your lawns. Our Rules and Regulations state “No signs are allowed within Woodscape except as follows: official town, state, or HOA; ‘For Sale’; small political signs during election time; and Garage/ Yard sale signs”. Signs posted on properties that do not match these criteria will be removed.

Outside Light

Now that that it’s warmer more of your neighbors are walking so please remember to turn on your outside lights each night. This is a security precaution for all homeowners.

Changes to Home Exteriors

Remember that you need to have written permission from the HOA Board for any exterior changes you wish to make to your home. A “Change Request Sheet” can be had from our website www.woodscape.info or from any board member. Also please supply any back up information that will help the board make their decision.

RVs, Boats & Commercial Vehicles

Long term storing of RV’s, Boats, Commercial Vehicles, and Commercial Equipment in plain street view on homeowner properties is prohibited per the Covenant/ Rules and Regulations. Failure to comply with this rule can result in fines/ liens imposed on the properties whose owners ignore these rules.  Also a reminder you are not allowed to have an unregistered vehicle in your driveway

Dog Owners

Please be courteous of your neighbors while walking your dogs and pick up after them.

Buying / selling homes in Woodscape

Residents buying or selling homes in Woodscape should contact the board for a “Dues Status Letter” or to verify that your home is in compliance of the Covenant / rules & regulations of Woodscape. Please contact the President or Treasure of the Board for a letter.

Copies of Covenant / Rules & Regulations

Copies of the Original Covenant as well as the Rules & Regulations are available for any resident who needs them. Please contact any board member for a copy either electronic or hard copy of each document.

Liens on Homes

There are a handful of homeowners who have refused to pay dues for multiple years. In each case, they have ignored pleas from board members both in writing and in person to pay their share. There are also some home-owners who have not been taking care of their properties. The board has been left with the task to pay to have these properties maintained.  In both cases, the board is left with no alternative other than placing liens on the homes in an attempt to get restitution. These liens will be updated periodically with greater dollar amounts as fees and charges continue to mount. If you are one of the property owners, I again ask you to contact the board immediately. We have sent these homeowners to a collection agency.

Accountant / Tax Preparer Needed

The Homeowners Association for years had been lucky enough to have one of our own neighbors prepare our corporate taxes pro-bono. We now pay over $500 to have our taxes prepared. The Board would like to ask if any existing Woodscape resident or residents family or friend who is qualified in corporate tax preparation to step up & volunteer to prepare our taxes to save the association the fee. Please contact any Board member for more details.

Don’t forget to visit our Woodscape website  http://www.woodscape.info  for useful information such as dues, current board member contact info, phone numbers & links to Guilderland Town offices, and  resident handy-man / vendors recommended by your neighbors.  Additionally we would like to add more recommendations so if you have someone you would like to share with our neighbors please advise any board member and we will add it to the web site.
